会社や個人が貸している家やアパートを探すときは、不動産会社が便利です。なぜなら、不動産会社に希望の条件を伝えると、希望に合った家を紹介してくれるからです。その他、インターネットで部屋を探してから不動産会社に連絡することもできます。
※ 希望の条件：家賃、間取り、広さ、住み始める日など

When you want to rent an apartment, condominium, etc., visit a real estate agency in the town you want to live in. The agents will help you to find suitable rental property based on your preferences such as rental cost, property size or the moving-in period. You can also search for some properties on the internet before contacting a real estate agency.

■ 敷金 / Deposit (Shikikin)

敷金は、家を借りるときに家の持ち主に預けるお金です。金額は家賃の1か月から2か月分程度で、借りている人が家賃を滞納した場合や、借りている家の修理が必要になったときに使われます。また、借りている家を退去するまでに敷金が利用されなかった場合は、退去時に返金されます。

Money you deposit to the landlord when you rent an apartment. Deposit will be used when the rent is not paid, or the apartment needs to be repaired. It is about one month's rent, and the remaining money will be returned when you move out.

■ 礼金 / Key money (Reikin)

礼金は、家を借りるときに家主に払うお金です。家賃の1か月分から2か月分で、礼金は退去時に戻ってこないお金です。

Key money paid to the landlord as a token of appreciation when renting an apartment. It is about one month's rent, and no returnable.

■ 仲介料 / Brokerage fee

仲介料は、不動産会社経由で契約した際、不動産会社に払うお金で、金額は家賃の1か月分くらいです。

This is the money you pay to the real estate agency that helps you find an apartment. It is about one month’s rent.

■ 連帯保証人 / Guarantor

保証人とは、学生が家賃を支払えない場合に、学生の代わりに支払う義務を引き受けてくれる人のことです。貸主は、学生が期日までに家賃を支払わない場合、保証人に支払いを求める権利を有します。また、補償のない部屋の破損があった場合は、その損害を賠償する権利を有します。連帯保証人は「独立した生計を営む成人」でなければならないので、安定した収入がなければなりません。日本に住んでいる日本人は、親や親戚に連帯保証人を頼むことができますが、留学生は自分で連帯保証人を探す必要があります。

A guarantor is someone who is willing to accept the obligation of paying on the student’s behalf in case the student is unable to pay. The landlord reserves the right to seek payment from the guarantor if the student does not pay the rent by the due date, or to pay for any uncompensated damage to the room. A joint guarantor must be an “adult who makes an independent living”, and therefore must have a stable income. Japanese students living in Japan may ask a parent or relative to be their guarantor, but international students need to find a guarantor on their own.

■ 損害保険料 / Casualty insurance premiums

•火災保険：火事や水漏れに対応する保険に入ります。
•管理費：家賃には、「管理費（共益費）」が含まれている場合と、含まれていない場合があります。管理費（共益費）はアパートやマンションに住む人たちが一緒に使う場所を管理するための費用です。管理費が家賃に含まれていない場合は、毎月家賃と一緒に管理費を支払う必要があります。
•更新料：部屋を借りる際の契約期間は2年のことが多く、契約を更新したい場合は「更新料」が必要です。

•Fire Insurance：Insurance for fires and water leaks.
•management fee (common service fee)：The rent may or may not include a “management fee (common service fee)”.The management fee (common service fee) is money for managing the common spaces used by the people living in the apartment or condominium. You will pay it monthly if it is not included in the rent.
•renewal fee：The term of a leasing contract is usually for two years. You will need to pay a “renewal fee” to renew the contract.

引越をする場合は、契約で決められている日までに、家を借りている人(大家)か管理会社に連絡します。

If you are currently renting an apartment in Japan, notify the landlord (ohya) or management company that you are moving out by the date specified in the contract.

■ 住所の変更が必要なこと / Notify your change of address to the following

•電力会社、ガス会社、水道局
•インターネットのプロバイダー
•NHK（テレビがある場合）
•郵便局
•銀行
•クレジットカード会社
•携帯電話会社

■ 電気、ガス、水道 / Electricity, Gas, and Water

• 電気、ガス、水道は引っ越しのときに、いつから住み始めるか、いつ次の家に引っ越すかを連絡してください。

• 電気とガスの料金は毎月、水道の料金は2か月ごとに払います。その際、銀行、郵便局、コンビニエンスストアなどから振り込むほか、口座振替やクレジットカードでも払うことができます。

• Notifications are also required when turning off utility services due to moving, etc.Notify the electric power company, gas company, and water bureau that you want to terminate services.

• You pay electricity and gas bills monthly, and water bills every two months. You can make payments by transferring from banks, post offices, convenience stores, etc., as well as auto debit or credit card.

■ 転居届 / notification of moving out

• 今住んでいるところの役所に「転出届」を出して、「転出証明書」をもらいます。転出届は引っ越しの14日前から出すことができます。本人確認のためマイナンバーカード、在留カードなどを持参します。国民健康保険証や印鑑登録証を持っている人はこの時に返します。

• 引っ越したら、14日以内に新しく住み始めた街の役所で「転入届」を出します。この時、転出証明書、マイナンバーカードと在留カードを持っていきます。前に住んでいたところの役所で、国民健康保険証や印鑑登録証を返した人は新しくもらう手続きをします。

• 自動車やオートバイの運転免許証を持っている人は、家の近くの警察署や運転免許更新センターへ行き、住所変更の手続きをします。

• Submit a “notification of moving out” to the local municipal office of the town where you live and receive a “certificate of moving out”. You can submit a moving-out notification 14 days before moving out. Bring your “My Number card” or residence card for identity verification. If you have a National Health Insurance card or Seal Registration card, you will return them.

• Submit a "moving-in notification" to the local municipal office of the new town within 14 days after moving. You need to bring your moving-out certificate, “My number card” and resident card for this procedure. You will need to go through the procedures to get a new National Health Insurance card and Seal Registration card if you returned them to the previous municipal office.

• Notify your change of address to your local police station or driver's license renewal center if you have a driver's license for automobile or motorcycle.
